The moves that work
- A price in line with the area. The first weeks online bring the most enquiries: that is when homes sell. Start from an estimate based on real sales and values, not on your neighbours' listings.
- Documents ready before listing. If a buyer makes an offer and then finds the floor plan is not compliant, you lose weeks or the sale.
- Photos and floor plan. Tidy rooms, natural light, no personal items. The floor plan shows the layout at once and filters out people who are not interested.
- Small jobs, not major renovations. Repainting, fixing what is broken, clearing out: it costs little and improves the first impression. Major renovations rarely pay for themselves in the price.
- Quick replies and flexible viewings. Buyers see many homes: sellers who reply within hours and allow viewings in the evening or on Saturday sell sooner.
- A prepared negotiation. Know in advance the lowest price you will accept and which conditions (deed date, furniture) you can concede.
Mistakes that slow the sale
- Starting high "to leave room": the home goes stale on the market before negotiation even begins.
- Many small price cuts: they signal trouble and invite buyers to wait for the next one.
- The same home with several agencies at different prices.
- A listing without energy class, fees or floor plan.
Instant sale to a company
Some companies buy homes directly or guarantee a quick sale. The price is below market: it can make sense if you have a real deadline (a purchase, a relocation). Always compare the offer with an independent estimate.
