A resident-only home ("casa convenzionata") in South Tyrol is a dwelling bound by a restriction, recorded in the land register, that reserves it as a home for people meeting certain requirements, usually living or working in the province. It can be sold, but only to buyers who qualify: this reduces the number of potential buyers and must be reflected in the price.

How to tell if a home is resident-only

  1. Land register extract. The restriction is recorded in the land register (Libro fondiario): this is the safest check.
  2. Purchase deed. If you bought a resident-only home, the deed usually says so.
  3. Municipality or notary. If in doubt, ask the municipality's planning office or the notary handling the sale.

The "convenzionamento" restriction and the subsidised-housing restriction (homes built or bought with provincial grants) are two different things with different rules. A home can have one, both or neither.

Who can buy a resident-only home

Anyone who meets the requirements of provincial rules and undertakes to use the home as the restriction requires.

Can the restriction be removed?

In some cases the restriction can be removed through the procedure set by provincial rules. Ask the notary or the municipality whether it is possible in your case and on what terms: check this before setting the price, because a home free of restrictions attracts more buyers.

What a resident-only home is worth

The restriction does not necessarily set a maximum price, but it narrows the market: with fewer possible buyers, the price tends to be lower than for a similar unrestricted home. How much lower depends on the area: in the city, where many people are looking for a first home, the gap is smaller than in tourist villages.

What to prepare before listing

  • The purchase deed and, if there is one, the agreement with the municipality.
