To sell a home in South Tyrol you need: the title deed, a land register extract (instead of the mortgage search used elsewhere), the cadastral record and plan, the energy performance certificate (APE), building compliance and habitability documents, system certifications and, in a condominium, the rules and the administrator's statement of fees. Preparing them before listing prevents the sale from stalling at the notary.

What is different in South Tyrol

Land register instead of the Conservatoria

The province of Bolzano uses the land register system: ownership and mortgages are shown in the land register (Libro fondiario / Grundbuch). The extract is the first document to look at, because it also shows notes such as the resident-only restriction.

Provincial cadastre

The cadastre is run by the Province. As in the rest of Italy, at the deed the cadastral data and plan must match the actual state: a moved wall or an enclosed veranda can block the sale.

Resident-only homes and farmhouses

If the home is resident-only or part of a closed farm ("maso chiuso"), extra checks are needed on who can buy.

What to prepare before listing

  1. Up-to-date land register extract and cadastral record.
  2. A valid APE: without the energy class the listing is not compliant.
  3. A technician's check that the floor plan matches the actual state.
  4. Condominium fees for the last two years and works already approved.

The rest can be completed between the purchase offer and the deed. If the home is inherited, read selling an inherited home first.

At the deed

The notary checks all the documents, reads the deed and, after signing, registers the transfer of ownership in the land register and the cadastral transfer. If there is a mortgage to pay off, the bank provides the statement to close it on the day of the deed.
