What OMI values are

The Property Market Observatory (OMI) of the Italian Revenue Agency divides every municipality into homogeneous zones and publishes, every six months, a minimum and maximum price per square metre for each property type (homes, villas, offices, shops, garages) and condition. The data is public and based on sales and local surveys.

It is the most widely used reference for a first comparison, but it remains an average: two flats on the same street can be worth different amounts depending on floor, light, condition and energy class. For your home, use the calculator, which applies exactly these adjustments.

Asking prices and selling prices

The prices you see in listings are asking prices: homes actually sell for less, after negotiation. That is why we use OMI values rather than averages from listing portals.

Frequently asked questions

Which is the most expensive district in Bolzano?

According to OMI values, the highest prices are generally in the historic centre and Gries; the individual street and type of building also matter a lot. The latest figures are in the table on this page.

How often are OMI values updated?

Every six months. The Italian Revenue Agency publishes each half-year's values with a delay of a few months; we update this page as soon as they are out.

Why are listing prices higher than OMI values?

Because listings show asking prices, before negotiation. OMI values are based on sales and market surveys and are closer to the prices homes actually sell for.
