How we calculate

OMI publishes a minimum and maximum price per m² for each zone and property type every six months. We apply transparent adjustments: condition (−15% to +15%), floor (−5% to +5%), no lift from the 3rd floor (−7%), garage (+4%), parking space (+2%), balcony or terrace (+3%), garden (+4%), energy class A–B (+5%) or D–G (−5%). Result: OMI price × adjustments × m², rounded to €5,000.

What an online estimate cannot see

Light, views, noise, finishes, the real condition of systems, condominium fees and restrictions such as resident-only status. For villas, farmhouses (masi) and land we do not show an automatic figure.

Frequently asked questions

How is the value of a home calculated?

You start from the area's price per square metre for that property type and adjust it for floor, condition, energy class and extras. Multiplied by the floor area, this gives a value range. Our calculator does exactly that, with the coefficients shown openly on this page.

What is the difference between a valuation and an appraisal?

A valuation estimates the market price and helps you decide how much to ask. An appraisal is a document signed by a qualified surveyor, sometimes sworn, used by banks, courts and in divisions of property. See property appraisal: cost.

Which floor area should I enter?

The area you know, even approximately: from the listing when you bought or from the floor plan. OMI values refer to gross floor area, so if you enter the net area the estimate will be slightly conservative.
