A storage unit (cadastral category usually C/2) is often a ground-floor or basement room, even in a residential condominium: it is sought by tradespeople, nearby shops and private individuals who need space. A warehouse (categories D/1, D/7 or D/8) is a production or logistics building, usually in an industrial zone: it is sought by businesses, logistics firms, wholesalers and investors.

What drives the price

  • Access and manoeuvring. Vehicle doors, loading bays, turning space for lorries and vans, closeness to the expressway and motorway (for Bolzano: the MeBo and the Bolzano Sud and Nord exits).
  • Clear height and floor load. Height under the beams and floor load capacity decide which activities can use the space: high racking, forklifts, machinery.
  • Yard and parking. A fenced outdoor area for loading, vehicles and staff is worth a lot in industrial zones, where space is tight.
  • Condition and services. Roof (old asbestos roofs must be remediated and weigh on the price), insulation, heating, suitable electrics, any overhead crane, solar panels.
  • Offices and facilities. Offices, changing rooms and toilets make the warehouse ready to use.

Industrial zone rules in South Tyrol

In South Tyrol building land is limited and industrial zones are governed by provincial law and municipal plans. In practice:

  • permitted activities depend on the zone: production, crafts and logistics yes; other uses, such as retail, only within set limits;
  • in some zones buying or using the property is reserved for businesses meeting certain requirements, or subject to rules on transfers and lettings;
  • staff accommodation within an industrial zone has its own restrictions.

Before listing, ask the municipality or a surveyor what is allowed in your zone and whether there are restrictions on the buyer: it changes who can buy and therefore the price.

Selling or letting a warehouse

A warehouse let to a sound business is a sought-after investment: it is valued on the rent, as value ≈ annual rent ÷ expected yield. A vacant warehouse sells to someone who needs to work in it: handover time, scope for adaptation and the state of the services count. If your warehouse is empty, compare achievable rent with sale value before deciding.

Documents to have ready

  • Land register extract, cadastral record and plans.
  • Building permits, habitability certificate and the zone's planning use.
  • Fire prevention certificate or procedure, if required for the activity.
  • System certifications, energy certificate where required, documents on any asbestos and remediation.
